Our typical Granite Bay range runs from about $1,200 to $5,800, and larger Wexford and Los Lagos homes typically land between $1,600 and $4,200 with takedown included. Granite Bay is one of the places where a Christmas light quote can surprise people in both directions. The homes are often large, the rooflines long and the entries grand, which pushes the price up. But the same homes also tend to look best with a restrained, well proportioned design, and restraint costs less than most people expect.

I am Clark, and we light homes across Sacramento, Placer and El Dorado counties. Granite Bay is about 20 minutes from our Sacramento base, and we work in neighborhoods like Wexford, Los Lagos, The Estates at Granite Bay, Treelake and Eureka. This guide explains how pricing really works for a larger home, what changes it, and how to get the look you want inside a number you are comfortable with. What a Granite Bay Display Costs

Here are the ranges we work from. They come from the jobs we do in Granite Bay and surrounding communities, and your own quote may land outside them.

HomeTypical rangeWhat is usually included
Typical Granite Bay home$1,200 to $5,800Design, installation, in season maintenance, takedown and storage
Larger Wexford or Los Lagos estate$1,600 to $4,200Takedown included
Seasonal packages, starting pointFrom $799Installation, maintenance, takedown and storage
Permanent lighting, starting pointFrom $2,999 fully installedYear round, app control, warranty

That is a wide spread, and it is wide on purpose. A single story ranch with a clean roofline and a two story stucco home with several gables are different jobs. Our Sacramento Christmas light installation cost guide covers the region as a whole. This page is about what changes when the home is bigger.

What Moves the Price on a Bigger Home

Five things do most of the work in a quote. Knowing them lets you decide where to spend and where to save.

  • Roofline length. More linear feet of roofline means more lights, more labor and more time. A long ranch can cost as much as a shorter two story home.
  • Height and access. Taller sections need more equipment and more care. We cover the question in our guide on whether you need scaffolding.
  • Complexity. Gables, dormers, turrets, step downs and multiple roof pitches add cuts, corners and connections. Our complex roofline project in Loomis is a good example of how that works.
  • Extras. Wrapped trees, pathway lighting, garland, wreaths and landscape up-lighting are priced separately from the roofline.
  • Service level. Installation only is cheaper than installation, maintenance, takedown and storage. We include the full service in our standard seasonal packages.

Granite Bay Home Types and How They Price

Our Granite Bay service page lists three common home types: single story ranch homes, two story stucco homes and gated estates. Here is how each tends to behave in a quote.

Home typeWhat helpsWhat adds cost
Single story ranchEasy access, long clean lines, quick installLong rooflines add up in linear feet
Two story stuccoStrong gables and entries to highlightHeight, multiple roof sections, and a tall front entry
Gated estateRoom for a layered design with trees and landscapeSize, number of sections, extras and access arrangements

If your home has a tile roof and a high gable, our posts on a two story tile roof job in North Natomas and high gable tile roofs in Serrano and Empire Ranch explain how we approach them. For homes on uneven ground or behind gates, see our Folsom guide to terrain and gated estates, which covers many of the same practical issues.

Trees, Pathways and Up-Lighting

On a larger property, the extras are where most people make decisions. Our Granite Bay page lists tree wraps, pathway lighting and landscape up-lighting as add-ons, and they are worth thinking through because they change both the look and the price.

  • Wrapped trees. A tall tree near the entry can anchor the whole display. Wrapping adds time and material, so it is priced separately.
  • Pathway lighting. A lit path guides guests to the front door and makes the home feel finished. It also helps with safety.
  • Landscape up-lighting. Lighting from below on trees and facades can carry the look all winter, not just in December.
  • Garland and wreaths. Good for entries, gates and porch columns. They add texture that bulbs alone cannot.

My honest advice is to light the architecture first, then add one or two extras with the biggest visual impact. Our guide to Christmas light ideas for every Sacramento home style shows how to match the design to the house, and the color temperature and bulb style guide helps you choose between warm white, cool white and color.

"Tasteful, perfectly proportioned, and they were unbelievably easy to work with. Hired them for our Tahoe place too."

Designing for Scale: Making a Large Home Look Right

A larger home can carry more, but more is not always better. The most common mistake I see on big houses is a display that is the right size for a small house. Lights that look fine on a ranch can disappear on a tall two story front. A few rules keep a large home looking proportioned.

  • Bigger bulbs on bigger surfaces. Larger bulbs read better from the street on tall rooflines, while small bulbs suit trees and details.
  • Follow the architecture. Run lights along the roofline, gables, eaves and entry so the display traces the shape of the house.
  • Layer in thirds. Roofline first, then the entry and trees, then the ground. Three layers feel finished without feeling crowded.
  • Keep color disciplined. Warm white is the safest choice on stucco, and a single accent color can add personality without clutter.
  • Think about the view. Check how the home looks from the street, the driveway and the gate, because that is how most people will see it.

The pricing page shows what is included at each level, and our project gallery has real homes to compare against yours.

Gates, HOAs and Paperwork

Many Granite Bay neighborhoods are gated or have HOA review for exterior changes, which means a few extra steps before the crew arrives. These are the questions I would sort out first.

  • Does your HOA review exterior lighting? Some communities have rules about timing, color and brightness. Check your documents or call your property manager.
  • What does the gate office need? Gate houses often want vendor names, dates and a contact. Give us the details and we will coordinate.
  • Do they need proof of insurance? We are licensed and carry general liability and workers' compensation insurance, and we can send a certificate of insurance to your HOA or property manager.
  • When can the crew come? Some communities limit work to certain hours or days. Tell us up front so we can plan around it.

Our guides on HOA rules and Christmas lights and Elk Grove HOA approval walk through the process in more detail, and most of it applies in Granite Bay too.

Timing: When to Book and When It Comes Down

Our Granite Bay installs run from early October through mid December, and September is the best time to book. If you are reading this in November, call soon and ask about current availability, because crew schedules fill as December approaches. Our post on why early planning pays off explains why.

Takedown happens in early January, and storage is included in our seasonal packages. Our guide to what happens after the holidays covers the details, and the installation day post shows what the crew does when they arrive.

Seasonal or Permanent?

If you light your home every year, the permanent option is worth a look. Permanent lighting starts at $2,999 fully installed. It is installed once, blends into the roofline by day and runs Christmas, game day, Halloween and warm white scenes from your phone. Seasonal lighting starts at $799 each year, but you pay again every year.

Ways to Set a Budget

If you want control over the number, here is how I would approach it.

  • Start with a ceiling. Tell us what you are comfortable spending and we will design inside it.
  • Phase it. Do the roofline and entry this year, and add trees and pathways next year.
  • Choose what to skip. A simple warm white roofline often looks better than a busy one, and it costs less.
  • Think about energy. LED lights use little electricity. Our post on outdoor Christmas lights and your energy bill has the numbers, and ENERGY STAR certified LED decorative light strings are a good place to start for the basics.
  • Ask what is included. Maintenance, takedown and storage are worth real money. Compare quotes on the same service level.

Safety and the Cost of Doing It Yourself

A big home makes do it yourself decorating harder and riskier. The U.S. Consumer Product Safety Commission has estimated more than 15,000 holiday decorating injuries in a single November and December, and falls from ladders are a common reason. The Electrical Safety Foundation International recommends outdoor rated lights and cords and ground fault protected outlets, and warns against overloading circuits.

On a two story Granite Bay home, doing it yourself usually means renting equipment, buying lights, spending a weekend on a ladder and storing everything afterward. Our post on why it is better to hire a professional breaks that down. If you do decorate yourself, keep it to ground level and low reach areas.

Clark started Santa's Lights back in 2014 with a ladder, a truck, and way too much confidence in his own knot tying. Since then he's lit up thousands of homes across Sacramento, Loomis, Folsom, and beyond, and he still shows up to jobs himself often enough to know exactly what he's talking about. When he's not on a roofline, he's probably answering your call directly, because that's still how this business works.
